Condensation is the most common form of dampness found in
properties and due to the efficiency of insulation and double
glazing it affects modern houses more than older buildings.
The solutions are relatively simple in comparison with other
damp problems and involve less disruption. Condensation can cause
health problems if the mould is left to grow unchecked and thus
should be tackled as soon as possible.
Modern living creates more water vapour in properties than
ever before. At the same time people are encouraged to insulate
their properties to keep heating costs down. This will lead to
condensation problems in most properties. A free flow of air
throughout a property is essential for a healthy lifestyle and a
damp free home as specified in current Building Regulations.
Many properties have had air bricks removed or filled in and
blocked other passageways for airflow. These must be replaced
or cleared to allow moisture-laden air to escape. As the air
loses its ability to hold water when it cools it will deposit
the water when it comes into contact with a cold surface. Mould
will then use this damp surface to germinate.
Anti-condensation paint cannot alone solve this problem - the
surface still remains damp enough to allow spores to germinate in
some cases. De-humidifiers are very effective in reducing the level
of moisture in the air but are expensive to buy and run negating any
savings made by insulating the property in the first place. Also some
moisture in the air is beneficial to health.
The best treatment for the property and for those who reside
in it is to increase the airflow throughout the house. Our team
will be able to assess the flow of air in a property and prescribe
the most appropriate course of action to remedy the situation.
